Does the GKI Revitalisation Plan involve Residential Development?

No, there is no residential development included in the Plan. The entire project is tourism based.

Will there be high rise buildings as part of the GKI Revitalisation Plan?

No, all buildings will be low rise.

Does the Plan propose to convert leasehold land into freehold land?

No, there is no proposal to convert any leasehold land into freehold land.

Is Lot 21 proposed to be converted to freehold land?

No, it is not proposed to convert Lot 21 into freehold land.

Lot 21 is leasehold land that has been privately leased since 1860. The owner of the land is the Queensland Government and the lessee is GKI Resort Pty Ltd.

Leasehold land tenure is very common in Queensland. In fact two thirds of all land in Queensland is leasehold land including Keppel Haven and the GKI Holiday Village, located on the Island. The majority of Islands throughout Queensland are leasehold as are the majority of agricultural and mining properties in Queensland.

The GKI Revitalisation Plan is not proposing to convert this leasehold land into freehold land. The Plan proposes to continually privately lease this land from the Queensland Government, as has been the case for over 150 years.

The Lot 21 lease has a requirement to allow public access. The GKI Revitalisation Plan proposes to retain this public access and indeed increase and improve public access throughout Lot 21.

Will the construction of a marina impact on the coral at Passage Rocks or Middle Island?

Very rigorous assessment of the impacts of marina construction have been undertaken. The EIS clearly finds that the construction will not impact on Passage Rocks or Middle Island.

Will the Golf Course result in runoff damaging the marine water quality?

Significant hydrological assessments of golf course runoff have been undertaken and clearly found that this will not occur.

Why can’t the former resort facilities be re-used?

Former Resort facilities on the island are poorly dilapidated and have been run down over 20-60 years of operations. New tourism infrastructure is a necessary part of building a viable tourism offering in Queensland. The poor state of the infrastructure, including diesel power generation and desalination plant, made the former resort facility not viable to continue.

When will construction begin?

Construction would begin following receipt of all appropriate approvals for the project from all levels of government.

Can I comment on the EIS?

Yes, there will be a public consultation period where interested parties can submit comments regarding the project. This period will be advertised publicly.

Is there an opportunity for my business to be involved in Construction?

The GKI Revitalisation Plan commits to using local suppliers wherever possible and viable. Once the EIS process is complete and should the proposal be approved, more information will be made available in this regard.
